Official Launch of BEAM Plus Existing Buildings Version 3.0 and Transitional Arrangements
BEAM Society Limited (BSL) is delighted to announce the official launch of BEAM Plus Existing Buildings (EB) Version 3.0 on 7 July 2025.
BEAM Plus EB v3.0 is upgraded to promote wider engagement, advance energy conservation towards net-zero emissions, and foster awareness to inspire behavioural change. This new version encourages existing buildings to adopt comprehensive improvements to enhance energy efficiency and promote sustainable operations. Apart from emphasising practicality and user-friendliness, the rating methodology has been redesigned for simplicity and effectiveness, featuring:
1. No Pre-requisite Requirements: Reducing complexity for applicants

2. Absolute Point-based Scoring: Providing transparency and clarity in scoring
In addition to the traditional comprehensive assessment approach, BEAM Plus EB v3.0 facilitates Theme Certification mechanism that provides tailored flexibility for projects with diverse certification needs. This market-driven framework allows a focus on specific topics or combinations of aspects relevant to the industry, addressing evolving demands while offering a more adaptable certification process.
Transitional Arrangements of BEAM Plus EB v3.0
To facilitate a smooth migration, a grace period of 1 year (from 7 July 2025 to 6 July 2026) (the “Grace Period”) with the following transitional arrangements will be implemented accordingly:
1. New Registration
In addition to the traditional comprehensive assessment approach, BEAM Plus EB v3.0 facilitates Theme Certification mechanism that provides tailored flexibility for projects with diverse certification needs. This market-driven framework allows a focus on specific topics or combinations of aspects relevant to the industry, addressing evolving demands while offering a more adaptable certification process.
Transitional Arrangements of BEAM Plus EB v3.0
To facilitate a smooth migration, a grace period of 1 year (from 7 July 2025 to 6 July 2026) (the “Grace Period”) with the following transitional arrangements will be implemented accordingly:
1. New Registration
a. Projects will be allowed to opt for registration and assessment under BEAM Plus EB Version 2.0 Comprehensive Scheme or Version 2.1 Selective Scheme or Version 3.0 before 6:00 pm on or before 6 July 2026. Thereafter, only BEAM Plus EB v3.0 will be accepted for registration.
b. Applicants must commence the Final Assessment (FA) and provide the first submission within 1 year upon the issuance date of the registration Acknowledgement Letter. Failure to meet the submission deadline will render the project to be assessed under BEAM Plus EB v3.0 only. The assessment fee will be adjusted in accordance with the prevailing fee scale.
2. Registered Projects
a. Projects registered with BEAM Plus EB Version 2.0 Comprehensive Scheme or Version 2.1 Selective Scheme with FA not yet commenced can choose to undergo the assessment with the registered version or upgrade to Version 3.0 during the Grace Period.
3. On-going Projects
a. For registered projects under BEAM Plus EB Version 2.0 Comprehensive Scheme or Version 2.1 Selective Scheme with Final Assessment (FA) process commenced, the assessment will be conducted in accordance with the versions used in FA until completion.
a. Projects registered with BEAM Plus EB Version 2.0 Comprehensive Scheme or Version 2.1 Selective Scheme with FA not yet commenced can choose to undergo the assessment with the registered version or upgrade to Version 3.0 during the Grace Period.
b. Projects registered with BEAM Plus EB Version 2.0 Comprehensive Scheme or Version 2.1 Selective Scheme with FA not yet commenced after the Grace Period are deemed to adopt Version 3.0 for the assessment if such substitution of the version of the assessment tool is provided in the Agreement.
a. For registered projects under BEAM Plus EB Version 2.0 Comprehensive Scheme or Version 2.1 Selective Scheme with Final Assessment (FA) process commenced, the assessment will be conducted in accordance with the versions used in FA until completion.
b. Applicants may also opt to discontinue the assessment process under BEAM Plus EB Version 2.0 Comprehensive Scheme or Version 2.1 Selective Scheme by withdrawing their current assessment and proceeding with the assessment under BEAM Plus EB Version 3.0.
c. If Applicants choose option as stated in (3b) above, there will be no refund for the assessment fee since work has been done partially or even fully and resources have been committed with no recourse to recoup. The applicants are also required to pay the full assessment fee for BEAM Plus EB Version 3.0 according to the prevailing fee scale.
