General

#10. For the BEAM Plus Existing Building Version 2.0 Comprehensive Scheme & Selective Scheme, for the purpose of preparing the proper records for the assessment, please advise if there will be any buffer period allowed for record related submittals?

Yes, all record related submittals will be subject to a 6 months buffer period to facilitate the project proponent in preparing the proper records. 

For example, MAN 5b on staff training under the Selective Scheme requires the staff training records for the past 12 months. Suppose if the project proponent is making an initial submission^ on 1 Jan 2019, then the project proponent may opt to provide a continuous 12 months record backdating from 1 Jul 2017 to 30 Jun 2018 to fulfill the credit requirement. 

^ Initial round of submission refers to the first submission made either for Provisional Assessment or Final Assessment. 

# Examples of record related submittals include building records, certificates, promotion campaign.

#133. For BEAM Plus Existing Buildings Version 2.0 Comprehensive Scheme & Selective Scheme, who shall be entitled to endorse the document such as policy, plan and undertaking letter, etc. to demonstrate commitment?

It is acceptable to have the document (i.e. policy, plan, undertaking letter, etc.) endorsed by the Building Manager or top management of Building Owner/ Building Management Company to demonstrate the commitment to the respective credit requirement. 

Building Manager is a person that has the function of controlling or directing the management, operation and maintenance of individual building project/each building project in the building portfolio.

Management

MAN 1 (Comprehensive Scheme) EHS and Energy Management System

#116. MAN 1, For BEAM Plus Existing Buildings Version 2.0 Comprehensive Scheme & MAN 2, For BEAM Plus Existing Buildings Version 2.0 Selective Scheme, please elaborate on the documentations required to fulfill the internal audit criteria under this credit.
To fulfill the internal audit criteria, the Applicant shall submit an internal audit checklist addressing on the following elements: 

(i) Auditing criteria to the internal audit; 
(ii) Auditing criteria’s compliance with the relevant management standard; 
(iii) Whether the management practices are adhering to the auditing criteria; and 
(iv) Implementation timeline for the non-compliance criteria. 

A timestamp should be added onto the cover page of the internal audit checklist to demonstrate that the internal audit has been conducted within the past 12 months of the initial round of submission^. 

Moreover, the Applicant shall have the internal audit checklist be endorsed by: 

• Representative [email protected] of the Building Management Company, whom has been appointed by the company’s director or the management committee to oversee the internal auditing process and to ensure the objectivity and impartiality of the auditing process; and 
• Director or the chairperson of the management committee showing that he/she has confirm on the findings of the internal audit checklist. 

^ Initial round of submission refers to the first submission made either for Provisional Assessment or Final Assessment. 
@ Representative employee are those employees who have completed the relevant internal audit training through a professional training body. Certificate of completion shall be provided to demonstrate that the representative employee has completed the relevant internal audit training.

#116. MAN 1, For BEAM Plus Existing Buildings Version 2.0 Comprehensive Scheme & MAN 2, For BEAM Plus Existing Buildings Version 2.0 Selective Scheme, please elaborate on the documentations required to fulfill the internal audit criteria under this credit.

#117. MAN 3, For BEAM Plus Existing Buildings Version 2.0 Comprehensive Scheme & MAN 4, For BEAM Plus Existing Buildings Version 2.0 Selective Scheme, what is the definition of BEAM Professional with EB credential.
BEAM Professional with EB credential shall be defined as BEAM Professionals having the specialty qualification of BEAM Pro (EB) v.2.0.

MAN 9 (Comprehensive Scheme) Green Cleaning

#118. MAN 9b, For BEAM Plus Existing Buildings Version 2.0 Comprehensive Scheme & MAN 11b, For BEAM Plus Existing Buildings Version 2.0 Selective Scheme, regarding bulk purchase of the management company:
Question: 
If the green cleaning detergents are acquired through the bulk purchase of the management company, what documentations should the Applicant provide to substantiate the compliance of the credit? 

Answer: 
The Applicant should provide transfer note(s) showing the building in receipt of the green cleaning detergent, date of the transfer, quantity of green cleaning detergent being transferred from the central bulk purchasing department to the project building. The transfer note(s) should be endorsed by (a) the person-in-charge of the central bulk purchasing of the management company, i.e. the purchaser of the green cleaning detergent and (b) building-in-charge, i.e. the recipient of the green cleaning detergent.

MAN 4 (Selective Scheme) BEAM Professional

#117. MAN 3, For BEAM Plus Existing Buildings Version 2.0 Comprehensive Scheme & MAN 4, For BEAM Plus Existing Buildings Version 2.0 Selective Scheme, what is the definition of BEAM Professional with EB credential.
BEAM Professional with EB credential shall be defined as BEAM Professionals having the specialty qualification of BEAM Pro (EB) v.2.0.

EU 3 (Selective Scheme) Energy Efficient Practices and Measures

#61. EU 3b, For BEAM Plus Existing Buildings Version 2.0 Selective Scheme, what is the definition of "all areas” as stated in the credit requirements for the energy efficient measures?
"All areas” refer to the common areas within the premises and the areas in which the management and energy uses are under the control of the building management for those multi-tenancy buildings.

WU 3 (Comprehensive Scheme) Cooling Tower Water

#134. WU 6, For BEAM Plus New Buildings Version 2.0 / WU 3, For BEAM Plus Existing Buildings Version 2.0 Comprehensive Scheme, is there any parameter other than dissolved solids that can be applied for the calculation of cycles of concentration?
Yes. Besides using the ratio between the concentration of dissolved solids in the cooling tower water and the make-up water, the ratio between the conductivity of the cooling tower water and the make-up water is also acceptable.

IEQ 8 (Comprehensive Scheme) IAQ Monitoring

#92. IEQ 8 (second Bonus credit), for BEAM Plus Existing Building Version 2.0 Comprehensive Scheme, whether the "Indoor Air Quality Certification Scheme for Office and Public Place” certificate should cover the whole development or part of the development:
For the second Bonus credit, it could be achieved if the IAQ Certificate covers the majority of development, which means at least 60% of the project's gross floor area (including tenant areas) in the past three years.
