Energy Use

EU 1 Reduction of CO2 Emissions

#50. EU 1, What type of Baseline Model setting for office building should be used in energy simulation?
Referring to the BEAM Plus templates, it is stated that the use of the simulation method of either Performance-based Building Energy Code or ASHRAE Standard 90.1-2007 for commercial building is acceptable to BEAM Plus. The selection to use which simulation method is opened for the BEAM Pro to choose.

#51. EU 1, Will passive energy saving strategies contribute to the CO2 emission reduction calculation?
The passive energy saving strategies can contribute to the CO2 emission reduction calculation. Initiatives such as natural ventilation and natural daylight would also be counted in EU1.

#52. EU 1, What kind of software is acceptable for BEAM Plus Energy modeling?
In principle, BEAM Plus Assessment would accept the use of most of the building energy analysis simulation software listed in the Appendix II of the EMSD Performance-based Building Energy Code 2007 Edition for the energy simulation required in BEAM Plus. However, the Technical Review Committee might review the acceptance of any other software that are not in the list (Appendix II) but embrace those simulation general requirements as highlighted in Appendix G2 of the Appendix G Performance Rating Method of ASHRAE Standard 90.1-2007. The applicant will have to submit verification report of the software to prove their suitability for the purposes.

#53. EU 1, For BEAM Plus New Buildings / Existing Buildings Version 1.1 and 1.2, Do I need to include Fan energy in the energy analysis calculation??
Ventilation fan energy for bathrooms and kitchen in residential units and club house, plant rooms, RS&MRR/RS&MRC and car park including the jet fans should all be included in the calculation where applicable. Input power of motor should be used instead of absorbed power of fan.

#54. EU 1, For BEAM Plus New Buildings / Existing Buildings Version 1.1 and 1.2, what building type should Club House be classified under?
Club House should be classified under "Commercial and Hotel Buildings" types.

EU 6 Air-conditioning Units

#63. EU 7, For BEAM Plus NB V1.1 and 1.2/ EU 6, for BEAM Plus EB V1.1 and 1.2, will this credit be applicable if the project proponent provides a spatial provision to allow window type A/C, split-type A/C or VRF system be installed by future tenants/occupiers?
Yes. The credit is applicable to those projects where the project developer provides a spatial provision to allow window type air-conditioner, split-type air conditioner or VRF system be installed by future tenants/occupiers.

#64. EU 7, For BEAM Plus New Buildings Version 1.1 and 1.2/ EU 6, for BEAM Plus Existing Buildings Version 1.1 and 1.2, do Variable Refrigerant Flow (VRF) systems need to be included in the assessment of this credit?
Yes. The Applicant shall refer to the manufacturer’s recommendation/installation guides and demonstrate the compliance to the dimensional requirement of VRF system for the following components: (i) outdoor condensing units with side discharge, (ii) outdoor condensing units with top discharge and (iii) wall-mount indoor units. 

Normally, there are no dimensional requirements for ceiling-mounted indoor units. However, the Applicant shall make the best efforts to demonstrate that the ceiling-mounted indoor units are positioned at the centre of the room for better operating efficiency and comfort.

#65. EU 7, For BEAM Plus New Buildings Version 1.1 and 1.2/ EU 6, for BEAM Plus Existing Buildings Version 1.1 and 1.2, will this credit be applicable to projects served generally by central air conditioning system?
No. The credit shall not be applicable for projects where the space cooling/heating is served mainly by central air conditioning system.

EU 7 Energy Efficient Appliances

#66. EU 9, For BEAM Plus New Buildings V1.1 and 1.2 / EU 7, For BEAM Plus Existing Buildings V1.1 and 1.2, Can instantaneous electric water heater be excluded in the calculation as it is not covered under the Energy Efficiency Labelling Schemes of EMSD?
Yes, instantaneous electric water heater can be excluded in the calculation.

#67. EU 9, For BEAM Plus New Buildings Version 1.1 and 1.2 / EU 7, For BEAM Plus Existing Buildings Version 1.1 and 1.2, What is the guideline regarding the applicability of this credit?
The objective of this credit is to encourage the wider use of energy efficient appliances. Therefore, this credit is restricted to those buildings where large scale electrical appliances are provided by the developer. An example of this is a hotel/ residential building where microwave oven and refrigerators are installed by the developer.

Water Use

WU P1 Water Quality Survey

#73. WU P1, Is water sample necessary to be taken from the supply point of WSD for water quality analysis under WU P1?
No, it is not necessary to take water sample from the supply point of WSD for water quality analysis under WU P1.

#74. WU P1, WU P2/WU 1, For BEAM Plus New Buildings / Existing Buildings Version 1.1 and 1.2, is a conceptual plumbing sketch satisfactory for PA stage?
No. The BEAM Plus requirement stipulates Main Contract documentation shall be provided, that means for PA tender stage, Contract specification, Plumbing Schematic, Plumbing layout drawings shall be submitted. 

The standard for the schematic drawings (including vertical plumbing line diagrams (VPLD)) and layout drawings shall be at least WSD submission standard. 

The Applicant shall provide clear and concise substantiation for every credit claimed, the submission shall be explained, comprehensive, with pertinent information highlighted and fully cross-referenced to all written submission. For example: 

- Under the WU P1 - Water Quality Survey criteria should include the narrative, quality test parameters, the WSD standard plumbing schematic drawing and layout plans highlighting the water sampling locations, and clearly cross referenced to the submission; 
- Under WU P2/WU 1 - Annual Water Consumption should include a descriptive narrative for the water saving philosophy, WSD standard plumbing schematic drawing (s) and plumbing layout drawings, highlighting tanks, pump(s), PRV(s), flow controllers, mpd level, operating pressure per floor, primary piping routes, and cross-referenced with all equipment schedules, sample technical catalogues, and calculations. 

Conceptual documentation, and outline sketch type information does not meet the criteria.

WU P2 Minimum Water Saving Performance

#72. WU P2 & WU 1, Do I need to consider the water pressure indicated in the baseline figures for different water appliances when predicting the water consumption?
Flow rate requirements should be read as absolute figures irrespective of the water pressure.

#74. WU P1, WU P2/WU 1, For BEAM Plus New Buildings / Existing Buildings Version 1.1 and 1.2, is a conceptual plumbing sketch satisfactory for PA stage?

Indoor Environmental Quality

IEQ P1 Minimum Ventilation Performance

#82. If a clubhouse is provided with VRV or split type units but with fresh air provided by PAU or fresh air fans, are IEQ P1 and IEQ 9 (NB) / IEQ 10 (EB) applicable?
If fresh air is provided to the clubhouse area: 

i) Under Version 1.1, clubhouse is applicable unless the total CFA of the clubhouse is less than 10% of the total assessed area. 

ii) Under Version 1.2, IEQ P1 and IEQ 9 (NB) / IEQ 10 (EB) are applicable and cannot be excluded from the assessment.

IEQ 4 Waste Disposal Facilities

#86. Should the noise level of the ventilation system or de-odourising system be considered under IEQ 4 (NB and EB)?
The main objective of IEQ 4 is to reduce the risk of odours from the refuse rooms and chambers entering the occupied or public areas. Therefore, the noise level from the ventilation system or de-odourising system shall be assessed under SA 14 (NB) / SA 2 (EB) and is not required under IEQ 4.

IEQ 10 Increased Ventilation

#82. If a clubhouse is provided with VRV or split type units but with fresh air provided by PAU or fresh air fans, are IEQ P1 and IEQ 9 (NB) / IEQ 10 (EB) applicable?
